Episode 21 - You're Using ChatGPT Wrong: 5 Mistakes Real Estate Agents Are Making (and How to Fix Them)

I’ve gotta confess something.

When I first tried ChatGPT, I didn’t get the hype. It felt...meh. The content sounded like it was written by a corporate intern who’s never sold a house, and definitely never wrangled three kids into a minivan while answering inspection questions.

But here’s the truth I didn’t realize at first: It wasn’t the tool. It was how I was using it.

As real estate agents, we’re constantly being sold the “next best” thing to make our businesses run smoother, faster, easier. And listen, I’m the first one to call B.S. when something doesn’t deliver. But in this case? ChatGPT isn’t the problem, we are. Or at least, the way we’re approaching it.

If you’ve been disappointed by AI or feel like it’s just one more thing to figure out, keep reading. I’m breaking down the five biggest mistakes I see real estate agents making with ChatGPT (and how to actually make it your marketing BFF).

Mistake #1: You’re Treating ChatGPT Like a Vending Machine

You drop in a basic prompt like “write a listing description” or “give me 10 Instagram ideas” and expect brilliance to spit out. But it’s not a vending machine, friend, it’s an assistant. A teammate. And you wouldn’t hire an assistant, give them zero training, and then expect magic, would you?

Mistake #2: You Haven’t Defined Your Brand Voice

If your content sounds robotic or just like every other agent in your market, it’s not the tool, it’s the lack of personality.

ChatGPT can’t sound like you if it doesn’t know who you are.

So train it. Feed it past content. Give it your tone, your values, your client personas. You’re the brand, ChatGPT is just your ghostwriter.

Mistake #3: You’re Using It Without a Strategy

Here’s a hard truth: ChatGPT isn’t a marketing plan. It’s a tool to implement your strategy, not replace it.

If you’re asking it to write content without knowing who you’re speaking to, what their pain points are, or what messaging will connect…the results will feel flat. AI can amplify your voice, but you have to decide what you’re actually saying.

Mistake #4: You’re Not Using It At All

Yep, this one might sting. Some of you are still writing every caption, every listing description, every email from scratch. You have a free (or $20/month) assistant who never takes a day off. Use it.

Let ChatGPT do the heavy lifting. Write the first draft. Brainstorm the content. Outline the blog. Then you elevate it.

Mistake #5: You’re Thinking Too Small

If you’re only using ChatGPT for social captions, you’re barely scratching the surface.

This tool can help you:

  • Write listing presentations and buyer guides

  • Create workflows and systems

  • Build client follow-up plans

  • Plan email marketing campaigns

  • Map out newsletters and blogs

  • Draft SOPs and onboarding docs

  • Even plan your weekly meals or RV trips (yep, I said it)

It’s not just your content department. It’s your operations manager, your VA, your life assistant. I use custom GPTs for everything from time blocking my week to planning a grocery list that avoids my kids’ food allergies.

It’s not about replacing creativity, it’s about clearing space for it.
